Landlords could be able to evict tenants who commit anti-social behaviour more quickly and easily in plans outlined by housing minister Grant Shapps.

Mr Shapps proposed a new additional mandatory ground for possession, so tenants with a track record of anti-social behaviour can be evicted from their council or housing association property much more quickly.

Currently it can take over a year to remove anti-social residents. Mr Shapps will work with the Ministry of Justice to establish whether there are any unnecessary obstacles to the swift resolution of anti-social behaviour possession cases.
The CIH also announced it will be taking on and managing the re-vamped Respect standard, which is aimed at driving up landlords’ performance on preventing and tackling anti-social behaviour.

Synonymous with the new standard, Registered Providers need to play a critical role in proactively deterring anti-social behaviour in the first instance and contribute to the national fight against troublemakers to improve community life.
The refurbishment of two residential tower blocks in Wales has presented City and County of Swansea Council with the ideal opportunity to stop would-be vandals in their tracks with the specification of leading trade paint brand Johnstone’s innovative Anti Graffiti products.

Part of Johnstone’s established Performance Coatings range, Johnstone’s Anti Graffiti coatings is a three-step, water-based system ideally suited for use on previously painted interior surfaces. The coating provided Swansea Council with a cost-effective solution to protecting the vulnerable communal areas of the residential buildings from the damaging effects of graffiti.

The newly decorated corridors and stairwells were first given a coat of Johnstone’s Adhesion Promoting Primer before Johnstone’s Anti Graffiti Finish was applied in Magnolia to provide a permanent and easy-to-clean protective barrier. Now the surfaces have been coated, the removal of any subsequent vandalism can be quickly, easily and cost-effectively achieved through the use of Johnstone’s Anti Graffiti Remover. Used correctly, the remover effectively restores the area without leaving any shadowing or residue and helps to minimise expensive redecoration costs.

From the very first application, Johnstone’s three-step system provides effective protection against unsightly graffiti in just seven days and once applied, can be easily and repeatedly cleaned as necessary.

As Gary Inness, Johnstone’s Specification Development Manager (South West and South Wales) explains, the innovative product range was the ideal choice: "Identifying ways to extend maintenance cycles is always a prime consideration in the redecoration of high traffic communal areas but when general problems such as wear and tear are exasperated by vandalism, it is even more important that the paint products specified offer the dual benefits of decoration and protection. Johnstone’s worked closely with Swansea Council throughout the specification process to ensure that the most appropriate paint system was selected. After the Anti Graffiti Primer and Finish was specified, Johnstone’s continued to liaise with the Council’s decorating teams throughout the redecoration programme to provide additional technical support".

The system is completed by Johnstone’s Anti Graffiti Glaze & Clear Activator, which provides the same level of permanent protection but with a clear finish making it ideal for use on projects where a more subtle appearance is preferred.
